That distinction is the source of most confusion in this market, and it costs buyers real money when three quotations get compared as though they describe the same thing.

What “for sale” means when the building does not exist yet

Two different products share this search term.

The first is a fixed-size kit: a standard garage, shop or small storage building, sold in a small number of pre-set dimensions, priced as a single number, shipped from stock. The buyer picks from a list. This is what most retail metal-building channels sell, and for a 12 m × 18 m equipment shelter it is a reasonable way to buy.

The second is a custom-engineered building. Dimensions come from your site and your operation. Section sizes are calculated against your wind, snow and seismic values. Fabrication starts after you approve drawings. Nothing about it exists before your order.

The word “buy” carries the same weight in both cases. What arrives is not comparable. Compared with fixed-size kit listings, a custom quotation cannot be produced from a dropdown, will not have a single headline price, and takes days rather than seconds to generate. What it returns is a frame sized to your loads and a scope you can hold a supplier to. Fixed-size kits cannot accommodate a 40 m clear span, a 20 t crane, or a 250 m long distribution building at all.

Why there is no stock to ship

Three constraints make inventory impossible for custom steel buildings.

Every frame is dimensionally unique. Column heights, rafter geometry, bolt hole positions and connection plates all follow from your span, eave height and bay spacing. A magazzino of pre-made frames would fit nobody.

Local design values change the steel. The same 40 m × 100 m building designed for a low-wind inland site and for a coastal typhoon zone are different buildings by weight. Stocking would mean stocking the heaviest version and selling it everywhere, which is exactly what buyers of fixed-size kits pay for without realizing.

Minimum order sizes exist because fixed costs do not scale down. KXD lists a 600 m² MOQ for most building types, and 200 m² for PEB and multi-storey configurations. Engineering, detailing and export documentation cost roughly the same for a 400 m² building as for a 4,000 m² one. Below the threshold, the per-square-metre figure stops being competitive against local construction.

For a distribution operator, the practical translation is a lead time made of drawing approval, fabrication and shipping, in that order. The approval stage is the one you control, and it is the one that most often slips.

The scope question: what is inside the number

This is the section to read before comparing quotes.

A steel building quotation can legitimately cover any of several scopes. None is wrong; they are just different, and a price is meaningless until you know which one you are looking at.

Note what sits outside even the fullest column. Foundation and floor slab are procured locally in essentially every export project, because they are designed against local soil conditions and cannot be shipped. Erection labour is usually local. Utilities, fire systems, lighting and racking are separate trades.

The line items that most often disappear between quotations, in rough order of how frequently they cause disputes:

  • Purlins and girts — present in one quote, a line item in another
  • Anchor bolts — sometimes with the building, sometimes expected from the civil contractor
  • Gutters, downpipes and flashing — small cost, visible absence
  • Doors and roller shutters — significant cost, easily assumed
  • Skylight and ventilation percentage — specified by area, and the area varies widely
  • Paint or galvanizing specification — the same frame at two coating levels is not the same price
  • Erection drawings and the technical document set — should be a deliverable, not a favour

Ask every supplier to quote the same scope level. A quote that comes in twenty percent below the others is usually a different scope, not a better price.

The general-purpose product quoted before configuration as a warehouse, distribution centre or workshop:

For warehouse and distribution configurations specifically, published ranges narrow: spans of 15–60 m, eave heights of 4.5–15 m, bay spacing of 6–9 m, and optional overhead crane capacity up to 20 t. Single-skin panels run 0.4–0.7 mm; sandwich panels run 50–150 mm.

Eave height is the parameter logistics buyers most often set too low. It is measured from finished floor to the underside of the eave, not to the ridge. Racking height, plus clearance for sprinklers, lighting and the top pallet’s handling envelope, determines it. Adding a metre at design stage is inexpensive; adding it later is a new building.

What the published price range covers

KXD publishes USD 40–100/m² for steel structure buildings, depending on specifications. The spread reflects genuine variation: a single-skin covered storage building at 18 m span sits near the bottom, and a 60 m clear-span building with insulated panels, a crane and seismic detailing sits at the top or above it.

Outside that figure, in every case:

The gap between an ex-works figure and a delivered, erected building is not a rounding error. It varies by route, container utilization and tariff classification, which is why a supplier quoting a single all-in number without knowing your port and HS code is estimating rather than quoting.

Incoterms decide what “delivered” means

Three terms cover most steel building exports, and each moves the boundary of the supplier’s responsibility:

FOB. The supplier’s obligation ends when goods are loaded at the port of origin. You arrange and pay ocean freight, insurance, destination charges and clearance. Lowest headline number, most work on your side.

CIF. The supplier arranges ocean freight and insurance to your destination port. Import duties, clearance and inland transport remain yours. Middle number.

DAP. Goods are delivered to a named place, often your site. Duties and import clearance are still typically yours unless the contract says otherwise. Highest number, least work on your side.

Comparing an FOB quote against a CIF quote is the most common reason buyers reach a wrong conclusion about which supplier is cheaper. Normalize every quotation to the same incoterm before comparing.

Erection support is not the same as installation

This distinction deserves its own line in the contract.

Erection support typically means the supplier provides erection drawings, a bill of materials, marked components, technical guidance, and in some contracts a supervisor on site. The labour, cranes and scaffolding are yours.

Full installation means the supplier’s crew builds it. On export projects this is far less common, because it involves visas, work permits, local labour law and liability that vary by country.

Read that scope precisely: it is support, and for most destinations the erection contractor is local. Before steel ships, confirm in writing who supervises, who supplies lifting equipment, who holds erection insurance, and who bears the cost of correcting fit-up problems.

Scope items logistics buyers forget

Distribution buildings carry interface requirements that a general quotation will not include unless you raise them.

Dock levellers and dock doors. Structural openings, not accessories. Their positions change the framing around them, and their pit depth interacts with the floor slab design, which is a local scope item.
Canopies. A loading canopy is additional structure with its own wind loading, not an extension of the roof price.

Floor slab flatness. Racking and forklift operation impose flatness tolerances on the slab. The slab is local scope, so the tolerance requirement has to travel from your racking supplier to your civil contractor. The steel supplier is not in that loop unless you put them there.

Racking interface. Where racking is tied to the building structure rather than free-standing, those loads belong in the load schedule at design stage.

Building length and thermal movement. Distribution buildings get long. Past roughly 100 m, thermal expansion needs designed treatment; past 200 m without it, cracked cladding and distorted door frames show up within a few years.

Certification: what you are actually being shown

The European Commission states that CE marking for construction products indicates conformity with declared performance assessed under a harmonised European standard or European Technical Assessment, with Commission material specifically referencing EN 1090 for structural products. EN 1090 covers execution of steel structures and factory production control. For a European destination, this is what gets checked at permit stage.

ISO identifies ISO 9001 as its quality-management-system standard, ISO 14001 as its environmental-management-system standard, and ISO 45001 as its occupational health and safety management-system standard. They certify factory management, not the structural performance of your building.

Where buyers get this wrong

Treating the lowest number as the best offer. In a market where scope varies this much, the lowest quotation is more often the narrowest scope. The cure is boring and effective: send all suppliers an identical scope list and require them to price it line by line, marking anything excluded.

Assuming a “kit” arrives ready to bolt together. Custom export projects ship as marked components with erection drawings. Sorting, staging and lifting are site work, and the sequence in which containers are unloaded affects how much of it is wasted effort.

Fixing the price before fixing the specification. A price agreed against an unclear specification converts every later clarification into a variation order. Settle span, eave height, loads, coating and openings first. The number that follows is one you can hold.

Questions buyers ask before ordering

Q: Can I buy just the frame and source cladding locally?

A: Yes, and for some destinations it is the cheaper route, because panels are bulky relative to their value and local supply avoids freight on volume. Confirm that locally sourced panels match the purlin spacing and fixing details in the design.

Q: What is the smallest building I can order?

A: 600 m² for most types, 200 m² for PEB and multi-storey configurations. Below that, engineering and export fixed costs make imported steel uncompetitive against local construction.

Q: Is USD 40–100/m² the total cost of my building?

A: No. It is the published range for the steel building depending on specification. Freight, duties, clearance, foundation, floor slab and erection sit outside it.

Q: How firm is a quotation before drawings are approved?

A: A quotation against defined dimensions and loads is firm for those dimensions and loads. Change any of them and the tonnage changes. This is why the specification should be settled before the price is.

Q: Who designs the foundation?

A: A local engineer, using the anchor bolt layout and column reactions supplied with the building design. Soil conditions are site-specific and cannot be assessed from abroad.

Q: Can the building be designed to my country’s code?

A: Yes. Codes available across the product range include GB, ASTM, AISI, JIS, BS, DIN and EN. You supply the local wind, snow and seismic values; the design is executed against your code.

Q: What documents should I receive with the shipment?

A: Packing list matched to piece marks, erection drawings, mill certificates, welding and NDT records, coating records, and the export document set. Name the technical file as a contract deliverable.

Q: Can I inspect during fabrication?

A: Yes, either yourself or through a third party. Specify inspection points and hold points in the contract, because an inspection nobody scheduled will not take place.

Q: What happens if components do not fit on site?

A: Responsibility depends on cause and on your contract terms. Establishing this before shipment, alongside who supervises erection, is worth more than any warranty clause negotiated afterwards.

Q: Do I need to visit the factory?

A: Not necessarily, but for a first order, a pre-shipment inspection by a third party covers most of what a visit would.
